5 Tips for Selling Your Home

Is it time to sell your home? Hi, I'm Jodie Cordell from Spence Properties, and today I'm gonna share with you five tips for selling your home.

Selling your home can be a challenge, but here are a few tips that will help you prepare for the challenges ahead and actually help you net more profit for your home. Number one, hire a good realtor. Hiring a realtor makes a lot of sense. A realtor will help take a lot of the work off of the seller's shoulders. A good realtor will generally help you sell your home faster and for more money, and, most importantly, they'll help you price your home correctly. Number two, check out your curb appeal. It's a great idea to evaluate your home from the street. Take a look at your yard, the landscaping, the front of your house. These are the first things buyers will see. Mow the yard, trim the bushes, power wash the exterior of your house. These are simple, inexpensive fixes that you can do that will increase the value of your home. Number three, get a fresh coat of paint. If your walls look dingy or outdated, buyers can easily be turned off. Use lighter, more neutral colors to open up the space and appeal to a wider range of buyers. Number four, take care of repairs. Renovations don't always make sense to sellers, but, in some cases, it's best to make repairs before listing your home. In our area, for example, many buyers use VA loans. That means the home will have to go through some inspections. Things like a leaky roof, bad wiring, water leaks or wood rot will be flagged. Buyers faced with these issues will either offer a lower price for your home or, worse, be forced to back out of the deal. And number five, don't let your house be stinky. Get professional carpet cleaning and consider professional cleaning services to remove all the odors from your home, especially from pets. Paint the interior and consider replacing your carpets if necessary. We all love our pets, but pet odors kill home sales, so remove them at all costs. And one last tip, consider putting your home on your local MLS tour so that you get feedback from other realtors.
