So what is a home warranty and why do I need one? Have you wondered that question? Well, if you have stick around because I'm gonna share with you the things that a home warranty covers and why you might want one. And I'm gonna do that right now.

So, what exactly is a home warranty and why would you want one? A home warranty is a service contract. It's usually for the first year that you have your new home. It helps protect new homeowners against anything that can go wrong within that first 12 months. And it can certainly help out with any unexpected large repair costs. Or replacement costs of their major systems and appliances.
Coverage is for systems and appliances that are actually in good working order at the start of the contract. Around here, most of the home warranty contracts are between $450 and $500 for that first year. You might wanna check your home warranty policy to make sure that it covers all the things that you need it to cover. And you might also wanna find out if it comes with the full replacement cost of an item.
Your home warranty should cover everything including: plumbing, your electrical systems, your hot water heater, your heating ducts, your water pump, the dishwasher, garbage disposal, your stove, and cooktop and oven, the microwave if it came already installed in your home, the refrigerator, the washer and dryer if it came with your home, your HVAC, and a swimming pool if you have one. Which could be a big deal.
Typically in the contract negotiation, the buyers ask the sellers to pay for the home warranty for that first year to ensure that, if anything breaks during that first year, the new homeowners don't have to incur a huge expense in replacing or repairing it.
So, if you are in the process of buying your home or negotiating through a contract, make sure that you pay attention to the home warranty section of the contract.
