How to Choose a Real Estate Agent | 5 Questions to Ask

So what kind of questions should you ask a real estate agent before you decide to work with them? If you're thinking about hiring a real estate agent to help you find your next house or help you sell one, well stick around because I'm going to share with you some questions that you should be asking each real estate agent you interview. And I'll be doing that, right now.

So buying and selling a house is kind of a big deal and it's a really big decision who you choose to work with. So how do you find the right agent to work with? Well, I'm going to share with you five questions that you need to ask your real estate agents that you are interviewing to see if they're a good match for you.

Are you ready? Well, let's get to it.

First of all, everybody's different and everybody's unique. So you need to find somebody that works with you and your unique and special needs. Somebody that you really can click with. So just keep that in mind.

Number one – How long have you been in business and are you a full-time real estate agent? Experience doesn't always mean that the person is going to be awesome, but like many other types of professions, real estate is a learned skill that you learn from doing, which is why it's important to find somebody who does real estate full-time. Because they're probably going to have a lot more hands-on knowledge and skill where somebody who does it part-time may not be quite as up to snuff.

Number two – Ask a real estate agent what designations they hold. Designations are like the GRI or the CRS, or the MRP. Designations are earned by real estate agents through additional education. And interestingly enough, only about a quarter to a third of all the real estate agents actually earn them.

So asking them if they actually have any designations might clue you in to the fact that this particular agent is a go-getter or not.

Number three – How many homes did your real estate brokerage sell last year? By asking this particular question, you're asking about that particular real estate agent's expertise without directly asking them how many homes they personally sold.

And here's the thing – just because of a real estate agent is new to real estate doesn't necessarily mean that they don't have the skills or the support to do a really great job for you.

Sometimes a newer real estate agent will have more time on their hands. You got to balance it out. You've got to weigh out the good with the bad, but if you get an agent who is working with a brokerage that has sold quite a few homes in the past year, you're probably working with somebody who's had a lot of hands-on experience.

Number four – What is your average days to sell a home? And how does that compare to the overall market? Asking the real estate agent, this particular question will give you some insight into the marketing savvy of the agent that you're speaking to.

If they have a lower than average days on market to sell a home, that means they really do know their stuff when it comes to getting your home sold and marketing it properly.

It's not a bad idea to ask them to show you some proof. So they can pull this data from the MLS directly to show you how their stats compare to the average.

Number five – How close to the actual listing price did the homes that you sold, sell for? What you're trying to find out here is if the house had to sit on the market so long that you had to lower the price to get the home sold, or did it sell close to the actual asking price.

This is going to give you some indication of the realtor's skill level. And I'm not just talking about their marketing skill level. This also speaks to their ability to price the home well from the beginning.

Of course, you might have to take into consideration whether or not the market is a buyer's market or a seller's market, or if it's a hot market, or if it's a cooling market. However, these numbers should give you some type of indication as to how savvy your agent is.

So there you go. That's five questions that you can ask each individual real estate agent as you're going through the interview process to find the right realtor to work with. Overall, these numbers are going to give you an idea of the skill level of the realtor, but remember you have unique needs and wants and personality traits that may or may not work with whichever realtor you're interviewing at the time.

So make sure that you find somebody that you really enjoy working with at the same time as having the skills that you need to get your home sold or to find the home that you need.

Remember, real estate is a very emotional rollercoaster. It's a very emotional experience. So you want to have somebody that you feel you can trust, and that will hold your hand through the entire transaction to make sure that you feel comfortable with all the decisions that have to be made during the process.
