Is Now A Good Time To Sell? Addressing the COVID-19 Situation

Hi everybody. I'm Jodie Cordell from Spence Properties in Crestview, Florida. And I wanted to jump on and do a quick video for you to just lay out some things that you should probably know during this crazy time that we have that's unprecedented, and a lot of people are very concerned and are very worried about the future of the housing market.

First of all, you should know that all of us here at Spence Properties are doing all the things that we can, that the CDC recommends. We're staying home, we're taking care of ourselves, and making sure that our health and safety as well as the health and safety of everyone in our community is our first priority. We're doing everything that we can to protect ourselves to make sure that we are protecting the rest of the people in our community as well.

I want you to know that all of us are watching the market. I'm personally watching the market every day to see how this situation is affecting the housing market. And right now we're actually not seeing that much of an impact. We still have people that need to move. We still have people that need to buy, and we still have people that need to sell. So, a lot of things are still moving in that direction, and we are not really seeing any changes in the foreseeable several months into the future. We will be keeping an eye on that and just maintaining updates for you as regularly as we possibly can. So, just be on the lookout for more videos from me to share how the market's doing and what you can expect.

The most important thing for you to know is that, at Spence Properties we do have a plan for you. We will be coming back to you again either later this week or the beginning of next week, and laying out more of what the actual plan really entails for you specifically. Right now we're doing everything to put the plan in place and make sure that we have everything, all of our ducks in a row, before we start rolling it out for you. The biggest group of people right now that we are seeing are going to be affected are our military and DOD personnel. PCS has actually been halted for the time being. But here's the thing about that, they are going to need to PCS eventually. They're just having to wait a little bit longer. So, the thing that we're seeing is going to be the biggest factor is the timeline.

So, instead of being able to sell your house in 30 days, we may have to wait 60 to 90 days in order to close on your home for these folks who do need to move. We're definitely going to see some out-of-state buyers and our military personnel having to go about this a different way. And rest assured we do have a plan in place to help those folks, so that when they are able to move from their current location, they will be able to get here and we'll already have something in place for them. I don't want you to worry because I have a plan for your listing. All of us at Spence Properties have put together a plan to take care of all of our clients, including your listing. I will be reaching out to you a little bit later this week or the beginning of next week to give you more of what that entails. We want to see how things go this next week and see where we are after a week or so before we do anything.

But again, I just want you to know that we are all working hard to continue to provide the service for our clients that you've come to expect from us. And we want you to know that we're going to be doing everything that we can to continue to provide that service in a way that makes the most sense.
